Decide what kind of sauna business you are running
Before costing anything, settle the format. The three that dominate the Irish and UK market right now are the fixed-site cabin, the mobile or trailer sauna, and the waterside or floating installation. They look similar from the outside and behave completely differently as businesses.
A fixed site gives you predictable utilities, easier staffing and the option to add a plunge, showers and changing. A mobile sauna trades that for reach — you follow demand to beaches, events and clubs — at the cost of towing, setup time and unreliable power. A waterside or floating install is the most atmospheric and the most operationally demanding: connectivity, power and access all get harder the moment you leave dry land.

Choose the heat source before you choose the cabin
The heater dictates your schedule, your staffing and a large share of your running costs. Electric heaters heat predictably and can be brought up on a timer, which makes them well suited to sites where staff arrive shortly before opening. Wood-fired cabins deliver the experience most guests now ask for, but they need someone physically present to light and tend them, and the heat-up curve varies with fuel, weather and how the stove was loaded.
That variability is the single most underestimated cost in a new sauna business. A wood-fired cabin that was supposed to be at temperature by 09:00 and is actually at 62°C when the first booking walks in produces a refund, a bad review, or both.
- Electric — predictable heat-up, timer-friendly, higher electricity draw
- Wood-fired — strong guest preference, requires on-site attendance
- Infrared — lower temperatures and power, different guest expectation
Get the utilities right early
Retrofitting power, water and connectivity costs several times what it costs to specify them at the start. Electric heaters in commercial cabins commonly need three-phase supply, and a chiller-cooled plunge adds a continuous load of its own. If you plan to add a plunge later, run the capacity now.
Connectivity is the one people forget. If you ever intend to check the site remotely, take bookings on-site, or run card payments, you need reliable 2.4 GHz Wi-Fi or a cellular fallback at the cabin — not at the house fifty metres away.

- Water supply and, critically, a legal drainage route for plunge changes
- Reliable Wi-Fi or cellular coverage at the cabin itself
- Changing, showering and accessible facilities if you want group bookings
Work out whether the numbers hold
Profitability in a sauna business is a function of utilisation, not price. A cabin that seats eight and runs four sessions a day is a very different business to the same cabin running twelve. Your fixed costs — rent or site fee, insurance, heater energy to get to temperature, staffing — are largely incurred whether the session sells or not.
That is why every empty-but-hot hour is expensive, and why every hot-but-not-actually-ready session is worse. Model your break-even on realistic weekday utilisation, not on a sold-out Saturday. Our companion guide on running costs breaks the energy side down in detail.

- Revenue drivers: seats per session, sessions per day, private-hire premium
- The killer: sessions cancelled or refunded because the cabin was not ready
Design the daily operation, not just the launch
Most new operators plan the build in detail and improvise the daily routine. Six weeks in, the routine is what is actually consuming your time: someone opening early to light the stove, someone checking the plunge with a handheld thermometer, someone texting a photo of a temperature gauge to the owner.
Write the operating day down before you open. Who lights the stove and when. What temperature counts as ready. Who checks the plunge, how often, and what they do if it has drifted out of band. What happens when the person who normally opens is sick. A business that only works when the founder is on site is not yet a business.
